In the first month of 2020, housing sales and house prices in most areas rose by more than double digits, while in February, housing sales rose even more, rising 45.6% year-on-year, and the average selling price rose as high as 16.7% year-on-year, confirming not only a good start to the new year, but also a much higher increase than in January.
Had it not been for the spread of the virus, sales for the whole of March would have grown sharply as they did in the first half of the year, continuing the momentum of the first two months of this year.
However, despite the strong growth in property sales in March, it was significantly interrupted after the outbreak, especially since Sunday, March 15.
In most areas, the rise in total property sales in March was clearly driven by the first two weeks of the month. 4643 transactions were made in the period before the outbreak, accounting for 58 per cent of the total, an increase of 49 per cent compared with the first 14 days of March 2019.
3369 transactions were traded in the late stages of the outbreak, down 15.9 per cent from March 2019.
Overall, new housing in march rose 3% from a year earlier to 14424 units. But this is similar to sales, with the number of new listings falling 18.4 per cent in the second half of this month (since March 15) compared with the same period a year earlier.
