Several exceptions to the bill allow individuals such as non-citizen refugees and permanent residents to buy houses.

In late December, Ottawa also clarified that the ban applies only to urban housing and does not apply to entertainment properties such as summer villas.

The two-year interim measure was proposed by Prime Minister Justin Justin Trudeau during his election campaign in 2021, when soaring prices prevented many Canadians from owning homes.

“the desirability of Canadian housing is attracting profiteers, wealthy companies and foreign investors,” his Liberal Party said at the time in its election plan.

“this leads to a real problem, namely underutilized and vacant housing, rampant speculation and soaring prices. The house is for people, not for investors.

After winning the 2021 election, the Liberal Party quietly introduced the Act banning non-Canadians from buying Residential property.

Major markets such as Vancouver and Toronto also tax non-residents and vacant homes.

Despite its recent heyday, the country’s property market has cooled for sellers as mortgage rates follow the Bank of Canada’s aggressive monetary policy to control inflation.

Average house prices have fallen from a peak of more than C $800000 (US $590000) in early 2022 to a peak of just over C $630000 (US $465000) last month, according to the Canadian Real Estate Association.

Many experts also say that according to the national statistics agency, the ban on foreign buyers-less than 5% of Canadian home ownership-will not have the desired effect of making houses more affordable.

Instead, they point out that more housing construction is needed to meet demand.

Canadian National Housing Agency Canadian Mortgage and Housing Corporation (Canadian Mortgage and Housing Corporation) said in a report in June that nearly 19 million housing units would be needed by 2030.

This means that 5.8 million new houses must be built, 3.5 million more than currently expected to be built to meet this demand.
