Sales of new private apartments fell to 312 units in October, about 1/3 of which were sold in September, according to data from the Singapore Urban Renewal Authority on Tuesday.
In addition, demand in Singapore’s second-hand housing market also fell last month, with resale of private apartments falling by about 12% and public apartment sales by the Housing and Development Commission by 24%, according to Singapore real estate portals 99.co and SRX.
Singapore’s property market began to cool, in large part because of measures taken by the authorities to tighten lending restrictions. Analysts had expected demand to fall due to borrowing restrictions, the gloom of the recession and the lack of new housing projects to start in the fourth quarter.
Nicholas Mak, head of research and consulting at ERA for Asia Pacific Real Estate in Singapore, said the restrictions could prevent cash-strapped buyers from entering the housing market, with some buyers either buying within their means or withdrawing from the market.
