According to the latest report released by the Oxford School of Economics (Oxford Economics), two Canadian cities are at the top of the list of the most expensive cities in North America. In addition, according to the September monthly report released by the Toronto Real Estate Bureau, the increase in independent houses in 905 areas around Toronto is particularly significant.

In the second quarter of this year, the most unaffordable (least affordable) city in North America was Vancouver, Toronto ranked third, Hamilton, Ontario ranked fifth, and Ottawa, the Canadian capital, ranked ninth, according to the school’s latest housing affordability index released this week.

Canada’s national housing affordability index (Housing Affordability Index) was 1.35 in the second quarter of this year, which means house prices are 35 per cent higher than what a middle-income family can mortgage, according to the report. The situation is even worse in Toronto and Vancouver, where the housing affordability index is 1.71% and 1.56%, respectively.

“the housing affordability index in eight of Canada’s nine major cities was worse in the second quarter than in the first quarter,” the report said. ”

The reason behind this is that house prices are expanding faster than incomes, and the affordability index is expected to be even worse in Canada next year, the report said.

According to the September monthly report released by the Toronto Real Estate Bureau earlier this month, the average price of houses sold in downtown Toronto exceeded 1.09 million yuan in September, with a turnover of 3397 units. The average price of houses sold in other parts of Toronto last month exceeded 1.16 million, with a total of 5649 units traded.

Judging from the prices and increases of various types of houses in the Greater Toronto area, the average price of independent houses in District 416 is nearly 1.78 million, an increase of 19.5% over September last year. The average price of independent houses in District 905 is more than 1.45 million, 31.4% higher than the same period last year, and the average price of town houses in District 416 is more than 930000, an annual increase of 7.2%, while the average price of independent houses in District 905 is more than 900000, an increase of 26% over September last year. The average price of apartments in the area has exceeded 740000, with an annual increase of 8.5% over the previous year. The average price of apartments in the 905 district has exceeded 630000, an increase of 18% over the same period last year.

Judging from the month-on-month increase in September, the average price of all types of housing in South Simcoe, the fastest growing region, rose 32.38% over September last year, followed by Duran, where the average price of all types of housing rose 32.18% over the same period last year, up 24.13% over the same period last year; York, 22.85% over the same period last year; and Pier, nearly 20%. Toronto is up 10.37%.
