NSDA Architects

Established in 1976 NSDA Architects is a full service architectural firm located in Vancouver, BC. The Firm is founded on the principles of personalized service to our clients, a teamwork approach, a commitment to quality, and the effective delivery of our client’s projects. A six-time recipient of the Lieutenant Governor’s award, NSDA prides itself on the diversity of its portfolio. It is this diversity – in scope, complexity and budget – that allows the firm to grow both professionally and creatively.

Our firm subscribes to a generalist approach to architecture. We endeavour to expand our architectural experience and undertake a diversity of commissions throughout the province that vary in scope, program complexity, budgets and client goals. We believe this approach allows us to bring a fresh perspective to each project and facilitates an exchange of ideas between various types of commissions. Our projects include: high-rise and multi-family residential developments, mixed-use and commercial, civic and community buildings, special-needs residential, affordable housing, seniors retirement residences, healthcare facilities, as well as urban design, zoning and large scale master planning.

Recent projects


Phase 2 buildings B & C proposes 104 units consisting of studios, 1-bedrooms, 2-bedrooms and 3-bedroom units. Both buildings include indoor amenity spaces; a Youth and Young Adult Room with kitchenette; a large multi-purpose room with kitchen; meeting room and fireplace lounge; and an Arts and Crafts Room for the production and display of indigenous art.

The design of Phase 2 takes some queues from Phase 1. It references the overall massing with some sloped roof forms and cantilevered balconies. The inverted ‘U’ shape plan creates two south-facing courtyards separated by a breezeway and parkade entrance. Two concrete outdoor patios with timber trellis are naturally nested within the “U” shape layout providing a common gathering space for the residents.

Telford on the Walk

A generous mixture of passive and active common uses at ground-level interact seamlessly with outdoor amenity spaces and provide a vibrant backdrop for social activity along the Telford Avenue streetscape. An east-west linkage along the Metroplace mews to the north of the site provides a discreet pedestrian and bicycle path. Planted areas along the townhomes complete a modest but active avenue-scape that improves neighbourhood walkability. The varied greenery of the landscape design is inspired by contemporary Asian gardens and is punctuated by colourful public art pieces and thoughtfully placed basalt pillars as an extension of the Beresford Avenue Public Art Walk.
