Here I would like to explain how brokers show people houses in the United States. First of all, each state and region of the United States has a local housing MLS system (Multiple Listing Service), which is a powerful and authoritative real estate comprehensive information platform. At present, all cities in Southern California share a MLS system, which can be used by brokers as long as they have paid membership fees, and when we get the sales contract, we have to enter the detailed housing information into the MLS system within three days, and then put the key in an electronic key box and hang it outside the door. When the buyer’s agent shows the guest the house, according to the specific requirements of each house on MLS, you can open the key box and take out the key with an electronic key with a specified password. And the moment you open the key box, the seller’s broker receives an email telling you who came to see the house at what time. Of course, there are some specific details and rules and regulations that we have to strictly abide by. As most of the houses in the market are second-hand houses, the seller still lives in the house, so you must make an appointment in advance even if you can get the key, and you must not open the door easily.

Thus it can be seen that all our brokers in Southern California not only have the same listings, but also can show customers all the listed houses. This is a major advantage of American brokers, so we generally only sign exclusive agency contracts with buyers and sellers, and buyers or sellers should only choose a broker they can trust. Buyers who are on both sides of the boat will not only get no benefit, but also lose the trust of their brokers. who will do their best for those buyers who do not respect their labor?

In the past four or five years, after the financial crisis in the United States, there has been one wave after another of people coming to buy houses and invest from Chinese mainland, which is undoubtedly a happy thing for us brokers who understand Chinese. Most of these buyers come from Beijing, Shanghai, Shenzhen and Guangzhou, because they can buy a separate villa by selling an apartment there. And most of them don’t know how to copy real estate sales in the United States. The United States is so big that it is uncertain in which continent or city to buy a house. Even if they have decided to buy a house in Southern California, there are hundreds of cities here, which are more than two hours’ drive from east to west. Because of this uncertainty, they need to look at houses everywhere when they come here, some even in the form of tourism in major cities across the United States. They know very well that when buying a house in the United States, the buyer can be treated like a VIP without spending a penny. So every place to contact the local broker to show them the house, but how many houses can each buyer buy? You can imagine how many brokers have become their free tour guides. Although Chinese buyers bring us more business, they also bring us greater challenges, distress and helplessness.
