Although faster sales, inventory reduction has been the story of the region’s real estate market during the pandemic, some parts of the subway Richmond include more interest than others in the past year.
Total home sales in Hanover County grew the most in the 12 months leading up to the pandemic, from March 2020 to February 2021, according to data from multiple listing Services in Central Virginia. The results are consistent with regional statistics, showing that rural counties outnumber more suburban and urban areas.
In the 12 months from March 2019 to February 2020, sales in Hanover increased by 21% to 2156 units, an increase of 376 units.
However, it is Chesterfield County that leads the list of total sales, selling 7487 homes in the past 12 months, up 10 per cent from 689 in the previous 12 months.
Richmond and Henrico counties showed relatively small increases, with the city adding 50 of a total of 3336 transactions during the pandemic year, an increase of 1.5 per cent over the previous 12 months. Sales of Henrico increased by another 52 to 5250, an increase of 1 per cent.
Within the city, the west side (district 20 of CVRMLS) grew the most, reaching 446 sales during the pandemic, an increase of 6 per cent and an increase of 26 sales. Northside (district 30) was not far behind, growing by 5% and selling 29 more homes, totaling 602.
The 10 districts stretching from (Carytown) in Carryton to (Church Hill) in Chapel Hill, including the densely populated Fan he Museum, increased by 2%, with another 25 sales for a total of 1176 units.
On the other side of the river, area 60 (which extends from Manchester to the Bon River (Bon Air), is usually in the northwest of Hull Street / Highway 360) also increased by 2%, and sales increased by 17 pieces, totaling 781pieces.

Silverleaf sales increased by another 92 to 149 in 2020 and 57 in 2019. The community plans to build a total of 650 houses, HHHunt Homes and Ryan Homes to build detached houses and townhouses. The average selling price in 2020 is $272787.
In second place is Giles, the development of nearly 450 houses formed by East West Communities and developer Willie Goode in the Atlee area of Hanover. The neighborhood, also made up of houses and townhouses in HHHunt and Ryan, sold another 69 houses by 2020, with an average price of about $391500.
The third highest increase was in Watermark, a community near Iron Bridge Road in Chesterfield, which sold 65 houses for 88, with an average price of about $325000. DR Horton and Eastwood Homes as well as HHHunt and Ryan are builders.
