A recent report by Royal Lipach found that resale houses and detached apartments in and around Calgary have the lowest square foot prices in several cities such as Toronto, Vancouver, Montreal and Ottawa.
A recent report by Royal Royal LePage found that Calgary and surrounding areas have the lowest prices per square foot for second-hand homes and condominiums per square foot in several major Canadian cities such as Toronto, Vancouver, Montreal and Ottawa.
For example, the average price of a single-family house in downtown Calgary is $310 per square foot, while as of the end of July this year, the price per square foot in the entire greater Calgary area was $302, both down more than 6 per cent from the same period last year.
By comparison, single-family homes cost $1279 per square foot in Vancouver and $747 in Toronto.
The current resale market in Calgary is low, which comes as no surprise to Dawn Herron Maser, a real estate agent at Royal Lipach.
“in terms of prices per square foot, we are undoubtedly one of the most affordable of the major cities in Canada.”
Although the single-family home market is good for buyers, she points out that the market is more favorable for buyers who want to buy detached apartments.
“the competition is mainly concentrated in the new housing market,” she said. “the increase in newly listed resale homes, coupled with competition from new homes, has undoubtedly added difficulties for sellers of self-contained apartments.”
The report points out that sellers are in a difficult situation, buyers have a wide range of choices, and houses are good value for money.
As of the end of July, the average price of a condominium in and around Calgary was $313 per square foot, down about 6% from last year.
By comparison, the average price of a condominium in Vancouver is $1044 per square foot, compared with $839 per square foot in the Toronto market.
When asked about the market trend, Herron Maser said sales of condominiums are on the rise. “sales of condominiums have increased for two months in a row,” she said, referring to July and August this year.
