The development, 5–15 Park Hill Road, spans a 21,969 sq. ft. site and includes a two-storey podium topped by a 46-storey residential tower. If approved, the project will introduce 505 new residential units to the area, comprising:

  • 91 one-bedroom units
  • 227 one-bedroom plus den units
  • 90 two-bedroom units
  • 46 two-bedroom plus den units
  • 51 three-bedroom units

The development also proposes six ground-level townhome units, enhancing the streetscape and providing a transition between the high-rise tower and the existing low-rise neighbourhood.

Strategic Location and Transit Connectivity

Situated just northwest of the Eglinton Avenue West and William R. Allen Road intersection, the site benefits from its proximity to the future Cedarvale station of the Eglinton Crosstown LRT. This strategic location offers residents direct access to the LRT and connectivity to multiple existing high-order transit lines, including:

This extensive transit network positions the development as a prime example of transit-oriented development (TOD), promoting sustainable urban living and reducing dependence on private vehicles.

Design and Amenities

Designed by Arcadis, 5–15 Park Hill Road, the proposed tower features a modern architectural style with a two-storey podium that integrates seamlessly with the surrounding neighbourhood. The podium will house indoor and outdoor amenity spaces, including:

  • 17,200 sq. ft. of indoor amenity space
  • 4,540 sq. ft. of outdoor amenity space

Residents will also have access to:

  • 93 vehicle parking spaces
  • 289 bicycle parking spaces

These amenities aim to foster a sense of community and provide residents with convenient facilities that enhance their quality of life.

Environmental Considerations

The development plans include the creation of a green space with tree plantings on the northeast portion of the site. This initiative aligns with sustainable urban planning principles, contributing to the overall environmental quality of the neighbourhood and providing residents with accessible green areas for relaxation and recreation.

Community Impact and Housing Supply

The proposed development addresses the growing demand for housing in Toronto’s Forest Hill North area. By introducing over 500 new residential units, the project contributes to the city’s efforts to increase housing supply and meet the needs of a diverse population.

Additionally, the inclusion of various unit types, including one-bedroom, two-bedroom, and three-bedroom units, caters to a wide range of residents, from young professionals to families. This diversity in unit offerings promotes a balanced and inclusive community.

Planning and Approval Process

Plans for the development were submitted in late August 2025, supporting an Official Plan and Zoning Bylaw Amendment application to increase the height and density permitted on the site. The application is currently under review by city planning authorities.

If approved, the project will proceed through the necessary permitting and construction phases, with an anticipated completion date to be determined upon approval.

Final Thoughts

The proposed 48-storey condominium at 5–15 Park Hill Road represents a significant step towards enhancing Toronto’s urban landscape. With its strategic location, modern design, and commitment to sustainability, the development promises to be a valuable addition to the Forest Hill North neighbourhood. As the city continues to grow, projects like this exemplify the potential for high-density, transit-oriented developments to meet the evolving needs of Toronto’s residents.
