Toronto’s Christie Pits area is set to welcome a new landmark as Carttera Private Equities proposes a 19-storey rental building at 888 Dupont Street, at the northeast corner of Ossington Avenue. Designed by Graziani + Corazza Architects, this project marks a significant upgrade from prior submissions on the site, rising as the tallest proposed development in the immediate neighbourhood. With 251 rental suites, dedicated affordable units, and thoughtfully designed amenity spaces, the tower underscores Toronto’s ongoing focus on purpose-built rental housing in transit-accessible communities.

Project Overview

The proposed 19-storey tower will stand 62 metres tall and feature a four-storey podium, offering a total of 17,509m² of residential Gross Floor Area (GFA) on a 2,410m² lot, yielding a Floor Space Index of 7.26. All commercial components were removed in this latest design, focusing solely on residential rental units. The building includes 163 one-bedroom, 62 two-bedroom, and 26 three-bedroom suites, alongside 20 affordable rental units retained from previous approvals.

A mix of indoor and outdoor amenities, totaling 930m², will be distributed across the fourth and eighteenth floors and at grade. Public interaction is encouraged through a 290m² Privately Owned Publicly-accessible Space (POPS) at the south end of the site, complementing nearby public parks.

Transportation and Connectivity

The site offers excellent transit connectivity. Dupont Street provides reliable east-west bus service, while Ossington Avenue enables north-south travel, linking residents quickly to Bloor Line 2. Ossington Station is only 900 metres away, a 12-minute walk, making the development highly accessible for daily commuters. The neighbourhood’s pedestrian-friendly streets and proximity to major transit corridors further enhance the appeal for residents seeking convenient urban living.

Parking and Bicycle Facilities

Parking is limited but functional, with a single underground level and surface spaces totaling 52 spots, including 48 residential and two visitor spaces. Bicycle storage has been significantly expanded to 251 spaces, reflecting growing demand for active transportation options and sustainable commuting. This includes 226 long-term and 25 short-term bike parking spaces.

Neighbourhood Context

The site is part of a steadily evolving Dupont Street corridor. Nearby, The Dupont, a nine-storey rental project, is nearing completion. To the west, Galleria on the Park is progressing with multiple towers ranging from 18 to 48 storeys. Development along this stretch balances low-rise character with selective mid- and high-rise intensification, ensuring new projects integrate with the surrounding urban fabric.
