A new development proposal has been submitted for a 17-storey purpose-built rental tower at 146-150 Vaughan Road, situated in Toronto‘s Humewood–Cedarvale neighbourhood. Designed by BNKC Architects for InnoDev Partners, this project aims to enhance the area’s housing options and contribute to the city’s intensification goals.

Project Overview

  • Height & Design: The proposed 17-storey tower stands at 57.25 meters, featuring a podium, mid-rise section, and recessed upper levels, achieving a Floor Space Index of 8.25.
  • Unit Mix: The development includes 110 rental units, with a breakdown as follows:
    • 7 studios
    • 32 one-bedroom units
    • 14 one-bedroom plus den units
    • 28 two-bedroom units
    • 14 two-bedroom plus den units
    • 15 three-bedroom units
  • Affordable Housing: Six units are designated as affordable, aligning with the city’s housing objectives.
  • Retail Space: 59.6 m² of small-format retail is proposed at the ground level.
  • Amenities: The development offers 287 m² of indoor and 167 m² of outdoor amenity spaces, located at grade, on the ninth floor, and on the rooftop.
  • Parking & Bicycle Facilities: The project includes four motor vehicle parking spaces, 110 storage lockers, and 132 bicycle parking spaces, comprising 100 long-term stalls, 22 short-term spaces, and five cargo bike spaces.

Location & Connectivity

The site is approximately a 10-minute walk from St. Clair West Station on the University Line 1 subway. Additionally, the 512 St. Clair streetcar and nearby Bathurst buses provide convenient public transit options. Vaughan Road features a northbound bike lane that connects to a broader cycling network, including sharrows on Winona Drive, routes through Cedarvale Park, and connections to the Beltline Trail and Bloor Street bike lanes via Christie Street.
