Project Overview

The proposed development encompasses a total of 1,959 residential units, divided into 1,386 strata units and 573 rental units. Notably, 20% of the rental floor area is designated as below-market rental housing, aligning with Vancouver’s affordability objectives. The project also includes commercial spaces, a 73-space private childcare facility, and various amenities on the ground floor, enhancing the community’s infrastructure.

Design and Architecture

Designed by Arcadis, the development features four towers situated on podiums, each corresponding to one of the four quadrants of the land assembly. The towers’ heights range from 39 to 45 storeys, with the tallest reaching approximately 618 feet. The architectural design emphasizes modern aesthetics and functionality, incorporating sustainable building practices and materials to minimize environmental impact.

Unit Composition and Sizes

The residential units are thoughtfully designed to cater to a diverse demographic. The southeast quadrant will house a 39-storey tower with 443 strata units, including a mix of studio, one-bedroom, and two-bedroom units. The average unit sizes are approximately 400 sq. ft for studios, 477–613 sq. ft for one-bedroom units, and 675–868 sq. ft for family-sized units. Additionally, townhouses ranging from 1,197 to 1,213 sq. ft are included in the development.

Community Impact and Amenities

The inclusion of a private childcare facility addresses the growing demand for early childhood education spaces in the area. The ground-floor commercial spaces are expected to bring retail and service-oriented businesses, fostering a vibrant and walkable community. The development’s proximity to Renfrew Station ensures excellent transit connectivity, promoting sustainable urban living.

Phased Development Approach

The project is planned to be developed in phases, with each quadrant representing a distinct phase. The southeast quadrant is slated to be the first phase, featuring the 39-storey tower. This phased approach allows for manageable construction timelines and minimizes disruption to the existing community.

City’s Support and Policy Alignment

The proposed development aligns with the City of Vancouver’s Rupert and Renfrew Station Area Plan, which supports higher-density developments near transit hubs. The plan aims to increase the area’s population and provide diverse housing options, contributing to the city’s overall growth and sustainability goals.

Final Thoughts

The Sightline Properties project at Renfrew Station is poised to transform East Vancouver’s urban landscape. By combining market and below-market rentals, family-friendly units, commercial space, and community-focused amenities, it addresses multiple aspects of urban living. Its proximity to transit hubs like Renfrew Station ensures sustainable mobility, while thoughtful design elements create a balance between high density and livability.

The phased development approach allows for minimal community disruption while providing the city and residents time to adapt to the area’s transformation. With nearly 2,000 residential units planned, this project will contribute significantly to Vancouver’s housing supply. For investors, homebuyers, and renters alike, it represents an exciting opportunity to be part of a growing, well-connected neighborhood.

Additionally, the inclusion of ground-floor retail, childcare facilities, and accessible amenity spaces ensures that the development will serve not only its residents but also the broader community. As Vancouver continues to face housing pressures, projects like this help address the need for more affordable, diverse, and transit-oriented housing solutions. Stakeholders and local residents will continue to have opportunities to provide feedback as the rezoning application moves through the city’s approval process, ensuring the development reflects community needs and aligns with long-term urban planning goals.
