Toronto Beer Store Site Could Be Demolished to Make Way for Massive Condo Tower

Beer Store locations across Toronto are quickly disappearing in the wake of Doug Ford’s move to broaden alcohol sales to grocery and convenience stores. Another physical location of the once-common beer retailer is now on the chopping block.

A development proposal has been submitted to redevelop the current Beer Store at 3130 Danforth Ave, along with its adjacent surface parking lot at 3150 Danforth.

Although an official closure date hasn’t been revealed, this marks yet another addition to the steadily growing list of shuttered Beer Store sites.

Crombie REIT has submitted plans to demolish the existing retail property and construct a 36-storey condominium tower, designed by architecture firm Arcadis. While the proposed height could spark concerns among some residents, the site is just a short walk from Victoria Park subway station—an area considered primed for revitalization and high-density development.

What might catch the eye of non-residents is the inclusion of 678 square meters of ground-floor retail space in the proposal. The area, currently characterized by car-focused businesses, has long lacked pedestrian-friendly, street-facing retail—making this a potentially welcome shift toward a more walkable, community-oriented streetscape.

While the development team points to nearby subway access as justification for the proposed density, they still anticipate that many future residents will rely on cars for day-to-day travel.

The plans include a two-level underground parking garage with 146 vehicle spaces, comprising 23 for visitors and 13 accessible spots. Active transportation is also accounted for, with 364 bicycle parking spaces proposed to support cycling as a commuting option.

The development application was submitted in late April and will soon be reviewed by City staff as it begins its journey through Toronto’s planning and approvals process.
