Sales and Prices:
In February 2025, home sales in the Greater Toronto Area (GTA) dropped by a noticeable 28.5% compared to January. This slowdown is a sign that many buyers are feeling uncertain about the market and the economy.
Even though sales are down, the average price of homes in the GTA stayed pretty steady at around $1,063,300—just a 1.8% dip from last year. In the City of Toronto itself, though, there was a 4.3% drop in average home prices from November to December 2024, bringing that average down to $1,033,742.
Market Dynamics:
There’s been a big increase in listings—up by 68%! This has shifted the market toward being more favorable to buyers, with inventory supply more than doubling (116% increase). So, if you’re looking to buy, there’s more to choose from.
That said, condo sales have hit a bit of a wall, especially for one- and two-bedroom units. This has only added to the ongoing housing affordability crisis in the city.
Government Efforts:
Mayor Olivia Chow and her team are making affordable housing a top priority. They’ve secured funding for new housing developments, including a plan for 14,000 new homes near the waterfront. They’re also offering incentives to encourage rental builders to keep adding to the supply.

Although the Bank of Canada has been cutting interest rates in hopes of boosting the market, the high prices and affordability issues still make it tough for many to enter the market.
