加拿大房地产销售火爆 一月份价格飙升22.8%

今年头一个月全国房屋销售量再创新高,较去年同期升35.2%。加拿大地产商会(CREA)的统计显示,平均屋价也比去年同期上调22.8%至破纪录的621,525元。业界指待新放盘量和库存量回升,房价升幅可望不会超出应有的价位。

地产商会原预计,2021年全年的房屋销售量为583,635间,但由于1月份成交量的新高位,把交投量调高至736,452间。

安省大多伦多地区、魁省满地可、亚省爱民顿和卡加利、缅省温尼辟,和卑诗的芝里华克(Chilliwack)等城市的市道畅旺,促使1月的单月份成交量上升2%;但安省多个市镇由于很多卖家仍抱持观望态度等春季,令市场缺乏放盘迫使销售量下降。商会希望政府放宽防疫措施,配合天气回暖,有助增加挂牌量。

11房市成交量低于去年同期

全国房屋销售量较去年同期升35.2%,市况与去年夏天相若,上月成交量也以相当大的差距,抛离1月份的销售量;也是连续第7个月,全国大多数房地产市场的房屋易手数量超过去年同期。全国有11个房市的成交量低于去年同期,当中位于安省的9个地区均是供应量极低。

商会主席普洛普洛斯(Costa Poulopoulos)指出,今年开市承接去年底的市况,楼市多项主要指标皆继续打破纪录。今年房地产市场面对的两大挑战与去年相同,依然是新冠疫情和房屋供应不足。过去一个半月遏制疫情的措施收效,期望去年部分持观望态度的潜在买家,今年会放心入市。

商会首席经济师卡夫卡特(Shaun Cathcart)表示,目前的情况是买卖双方仍犹豫不决,要先消化今年楼市的讯息,加上严冬和第二波疫情刚开始受控。市场要等到天气好转和公共卫生情况改善,才会有大量新盘涌现,吸引买家落场。今年最理想的情况,是去年风声鹤唳的大量卖家放盘以满足需求,才能令屋价升幅不会超出应有的价位。

大多伦多地区、咸美顿-伯灵顿、伦敦和圣汤玛士、渥太华、满地可、魁北克城和哈里法斯的新挂牌数量,均出现双位数的跌幅,令上月的全国新放盘量下跌13.3%。

销售持续上升而放盘减少,促使销售与新挂牌的比率飙升至90.7%的新高,大幅超出19年前的纪录81.5%。全国长期平均比率为54.3%。全国仅20%房市维持均衡市场,其余80%为一面倒的卖家市场,也打破历年来卖方市场的数量比。

全国平均库存量1月降至新低

全国平均房屋库存量在1月底,也降至1.9个月的新低,安省库存量跌至不足1个月的地产市场,更是由去年底的21个扩大至35个。

安省湖滨度假地区、Northumberland Hills、Quinte & District、Tillsonburg District 及 Woodstock-Ingersoll 的屋价过去一年以升幅超过30%领先全国。

巴里、尼亚加拉、格雷-布鲁斯奥云湾、Huron Perth、Kawartha Lakes、伦敦和圣汤玛士、北湾、闪高及南乔治亚湾也有25%至30%的增长。

咸美顿、贵湖、渥维尔-米顿、Bancroft、Brantford、剑桥、基秦拿-滑铁卢、彼德堡和 Kawarthas及渥太华则升20%至25%。

满地可屋价较去年同期升16.6%。温哥华岛、芝里华克、奥卡纳根河谷、温尼辟、大多伦多地区及密西沙加的升幅为10%至15%。维多利亚和大温哥华地区也升5%至10%。卡加利和爱民顿则分别上调2%和2.2%。

今年1月份的全国平均屋价上升至621,525元的新纪录。如果扣除全国房地产市道最活跃和最昂贵的大温哥华和大多伦多,全国平均屋价可减少129,000元。

多伦多房屋价格今年料上扬 平均屋价可望破百万

大多伦多地区房地产市道今年料将稳步上扬,各类型房屋预期成交量将超过10万间,平均屋价可望冲破100万元的新高位。多伦多区域地产局(TRREB)表示,今年1月份有6,928间房屋易手,较去年同期的4,546间增加超过50%;平均价格升15.5%至967,885元。


报告显示,今年1月的新放盘数量比去年同期增加,但仍追不上成交量,促使市况进一步紧张,令电脑盘的屋价指数(HPI)和平均价格均有双位数升幅。屋价在低层物业的带动下上扬。虽然多伦多的柏文平均楼价下调,但销售量仍超过挂牌的增长,相信柏文价格将于今年稍后回升。地产局首席市场分析师Jason Mercer说,新冠疫情令去年的房地产带来很大的波动,但市场需求未有因此而削弱。强劲的经济和大多伦多地区的人口增长,以及疫苗的普及接种将继续支撑置业和租赁。长远而言,房屋供应依然是一个问题,尤其是低层物业。


业主因审慎延迟还房贷


报告预测,大多伦多地区、南闪高郡及奥兰维尔今年有105,000间房屋成交。经济复苏、就业改善和接近最低水平的借贷利率将支撑销售强劲。新柏文放盘开始回软,特别是在下半年;但低层物业维持,令全年的新挂牌数量可达16万间。


低层房屋包括半独立屋的市况依然紧张,销售量增加的步伐超过放盘数。各类型房屋的平均屋价料首次突破百万元关口至1,025,000元,全年有10%升幅。


虽然疫情初期有不少置业者延迟偿还房贷;但无法缴纳房贷的情况在踏入2021年并未出现整体性的问题。大部份业主只是因为审慎而选择延迟,并非有实际的财政需要,因此在延迟期限过后恢复正常还款。


地产局与顾问公司都市策略(Urban Strategies)合作进行的研究发现,地方政府的城市规划限制,令市区的大部分土地均为低密度的单家庭住宅,缺乏各类型房屋的多样化,增加中层物业可有效和快速舒缓供应不足的问题。


都市策略合伙人Joe Berridge说,如果容许单家庭住宅改建增加住宅单位,多伦多市可以迅速增添300,000至400,000个住宅单位。
