There were more than 12000 housing transactions nationwide in December last year, setting a new record for the month. Sales rose 7.2% month-on-month, an all-time high. Sales in both the greater Toronto area and the greater Vancouver area grew by more than 20% month-on-month.
Sales surged 47.2% in December from a year earlier, the biggest increase in 11 years.
The number of new homes on the market rose 3.4% in December from a month earlier. The main increases also come from the Greater Toronto area and the Greater Vancouver area.
The national real average home price in December reached a record C $607300, up 17.1 per cent from a year earlier. The housing price index rose 1.5% month-on-month and 13% year-on-year.
After seasonally adjusted, housing sales reached an annualized scale of 714500 units in December 2020. This is the first time that the figure has broken through the 700000 mark.
For the whole of 2020, the actual turnover of houses was about 551400 units, a new annual record and an increase of 12.6% over the previous year.
The association pointed out that as sales grew faster than new supply in December, the ratio of national sales to newly listed shares reached 77.4 per cent, also a record high and well above the long-term average of 54.2 per cent.
By the end of December, the national housing market in Canada had only 2.1 months of inventory, a new low.
