According to TREB’s monthly report, compared with the same period last year, sales of all types of houses except condo increased significantly, with semi-detached houses and town houses up 9.4% and 12% respectively, while detached houses increased even more, by 18.6%:
Not only did sales pick up in June, but overall home transactions were more active in the first half of this year compared with the same period last year, with home sales up 8.5 per cent, TREB said in a press release.
According to TREB’s monthly report, the average selling price of all types of homes in June was $832, up 3 per cent from $808066 in the same period last year.
According to the more accurate MLS composite index (HPI), house prices rose 3.6 per cent last month compared with June 2018.
HPI is the benchmark price adjusted for the type of house, but HPI is higher than the average price of houses sold, mainly due to the rebound in the prices of semi-detached houses, town houses and condo, bringing the benchmark price to $798500.
If you look at the first half of 2019, the average selling price for six months is $810, 661, an increase of 2.4% over the first half of 2018.
As for detached housing estates, there were 4225 transactions in June in most districts, with an average price of $1018987. Among them, 995 sets were sold in Toronto, with an average price of $1, 332 and 639, ranking first in quantity and price in the greater Toronto area.
872 sets were sold in Pierre District, ranking second in quantity, with an average price of $951420. In Pierre, the region with the largest number of transactions is Brampton, with a total of 518 transactions, but the lowest average price, just $856338. The second largest number of transactions was Missisaga, with 273, but the average price was the highest at $1109743. 81 detached houses were sold in the Caledon area at an average price of $1025864.
A total of 498 detached houses were sold in Halton in June, with an average price of $1097790. Oakville has the largest number of transactions and the highest average price, with a total of 168sets sold, with an average price of $1392489. This was followed by Burlington, which sold 135 units at an average price of $1001813. Milton sold 109 sets at an average price of $965132. Halton Hills ranked last in terms of quantity and price, selling 86 sets at an average price of $840897.
