Apartment sales around Toronto have rebounded, with York having the strongest growth, up 504 per cent from April last year and prices up 21 per cent.
In April 2020, 50 apartments were sold in York, according to Zoocasa, a real estate agent and website. By contrast, 302 units were sold in may 2021, an increase of 504%, the biggest increase in the Zoocasa report.
The average price of an apartment in York was 542254 yuan in April 2020 and 656648 yuan in May 2021.
Among the Ontario districts surveyed by Zoocasa, the 21% increase made York the fourth fastest rising apartment price.
Editor-in-chief Penelope Graham said the report tracks trends in apartment sales during the pandemic. Unlike detached homes, where demand rebounded sharply during the blockade, apartment sales and price growth lagged as buyers sought more space away from dense urban centres. But things have changed again today. With the introduction of the vaccine and the relaxation of pandemic restrictions, it is clear that buyers are once again interested in high-density housing at the core.
Apartments led the market in sales growth in May, up 170% from a year earlier, 20% higher than independent houses, and price was the main factor. The average price of GTA apartments was 682280 yuan, while the average price of detached houses was 1415698 yuan.
